Over 10 Lakh Homes Delivered In Three Financial Years In Top 9 Cities.

Mumbai, Maharashtra, 1st of May, 2025 : On the back of increased RERA compliance and monitoring and SWAMIH fund for stressed projects, the number of housing units delivered has shown a consistent increase in the last few years with number of homes delivered crossing 10 lakh unit mark in the last three financial years, said a report.


According to PropEquity, the number of homes delivered in Indiaโ€™s top 9 cities have risen by 33% to 4,06,889 units in FY25 with Kolkata witnessing 88% rise and Delhi-NCR witnessing 8% decline.

Samir Jasuja, Founder and CEO, PropEquity said: โ€œThe cause of this surge is due to the delivery of homes launched in 2018/19, the construction of which experienced some slowdown due to the pandemic and other factors. The deliveries have also been expedited due to governmentโ€™s SWAMIH (Special Window for Affordable and Mid-Income Housing) Fund. The strict compliance and implementation under RERA have also played a major role in developers adhering to project delivery timelines.โ€
Southern India (Bengaluru, Chennai and Hyderabad) accounted for 30% share, a rise from 28% in FY24. Kolkata accounted for 4% share in FY25, a rise from 3% in FY24.
The number of homes delivered in Bengaluru rose by 26% to 46,103 units in FY25.

Real estate developer Sanjeevini Group Chairman and Founder, Umesh Gowda HA said, โ€œWith over 80k homes being delivered in the last two financial years in Bengaluru shows the growing focus of city developers on construction and delivery. Game-changing reforms like RERA and SWAMIH fund have accelerated the delivery of homes amidst soaring demand from growing corporate presence and employment. Micro-markets in the periphery like Varthur and Gunjur are amongst the top priority markets for residential demand as developers focus on expediting construction, ensuring quicker delivery and enhancing brand equity.โ€

Delhi-NCR bucked the trend with 8% decline in the number of homes delivered in FY25 to 44423 units. Delhi-NCR accounted for 11% share in FY25, a decline from 16% in FY24.
Vijay Harsh Jha, founder and CEO, VS Realtors said, โ€œDelhi-NCR, despite seeing some decline in FY25, saw an unprecedented number of homes being delivered. This signals the growing certainty and confidence in the real estate sector which will help attract more capital from both domestic and global investors.โ€

The most number of homes were delivered in Pune at 81563 units (41% Y-o-Y growth), followed by 77017 units in Thane (39% Y-o-Y growth), 57304 units in Hyderabad (61% Y-o-Y growth), 46103 units in Bengaluru (26% Y-o-Y growth), 44423 units in Delhi-NCR (8% Y-o-Y decline), 41999 units in Mumbai (22% Y-o-Y growth), 21112 units in Navi Mumbai (37% Y-o-Y growth), 19650 units in Chennai (49% Y-o-Y growth) and 17718 units in Kolkata (88% Y-o-Y growth).

The positive market sentiments over the past couple of years have ensured strong cash-flows and faster project executions. As reputed and branded developers increase their market share, this trend in delivery of homes is expected to continue. SWAMIH 2.0 will also play a significant role in expediting delivery of stalled projects, Jasuja added.
